Embassy Knowledge Park sits on Chapparkallu Road, off IVC Road (International Airport Cargo Road) in Tharahunise, Devanahalli, North Bangalore. When you drive there, the first thing you notice isn't the project — it's the road itself. IVC Road has active construction traffic, logistics movement, and visible commercial activity in both directions. That kind of road doesn't get quieter over time — it gets busier. For a buyer evaluating 10-year upside, busy infrastructure roads are a positive signal, not a concern.
KIA Terminal 1 is 15 km away I drove it on a weekday morning — 22 minutes from the site gate to the terminal on a weekday morning drive, not a stretch number. Terminal 2 is 16 km. Prestige Tech Cloud Park is 7.6 km, under 15 minutes on the same road. Yelahanka is 13 km (21 minutes). Chikkajala, where ITC Factory sits as a prominent landmark on this corridor, is 10 km out.
The area around the site is still developing. Retail is thin. Social infrastructure — hospitals, malls, entertainment — is limited right now. The nearest confirmed hospital is Akash Superspeciality at 11 km. Stonehill International School is approximately 12 km. These aren't walking-distance conveniences. If you need everything within 5 minutes, this location won't suit you today. If you're buying for 2031 and beyond, the trajectory is clearly in the right direction.
Phase 1 of Embassy Knowledge Park covers 855 apartment units across 8 towers ranging G+6 to G+20 floors on 55.1 acres of residential land. Four configurations are available:

The size story is the strongest argument for apartments here. 1,330 sq ft for a 2 BHK is genuinely large — most new launches in this belt are squeezing 2 BHKs into 950-1,100 sq ft. The extra 200-300 sq ft matters in daily life in ways that don't show up on a price sheet.
Eight towers across 55.1 acres gives roughly 6.8 acres per tower. That's a density ratio most Bangalore projects can't match. Your balcony won't look into another tower's living room. The ratio of villas to apartments among new projects in Bangalore is approximately one villa development for every fifteen apartment projects launched. Builders overwhelmingly favour vertical construction for efficiency and margin — which means villa buyers consistently face a seller's market in secondary transactions. 217 units inside a 200+ acre township with Embassy's delivery track record is a scarce product, not a generic one.

Or you're an NRI with a 7-10 year holding horizon wanting airport proximity under a developer with listed-company accountability. Or you're a family upgrading from a smaller flat and want 1,330-2,140 sq ft of real space, not developer-inflated carpet area numbers.
Embassy Knowledge Park villas suit you if: You want independent land ownership inside a gated township with full amenity access — not a row house or a villament, a genuine G+2 independent structure. You're comfortable with ₹10 Crores+ as a ticket size and a 2031 possession timeline. And you understand that 217 villas inside a 200+ acre township with a lake-centric masterplan is a scarce product that rarely comes up again once sold.
This project doesn't suit you if: You need possession in the next 2-3 years. You're comparing it to projects with confirmed RERA numbers and want that paperwork in place before EOI. You need a mall or hospital within 5 km for daily life. Or your budget requires financing the full amount immediately — pre-launch home loans require RERA registration first.
