Nikoo Garden Estate is 3.5 km from KIA, roughly 8–10 minutes away — that's genuinely close, not a marketing estimate. It also sits 800 metres from the Doddajala Metro Station, which makes it one of the few upcoming North Bangalore projects with both airport road access and confirmed metro proximity. For a frequent flyer or airport-sector professional, that combination is hard to match.
Embassy Knowledge Park is 15 km from Terminal 1, about 20 minutes away. That's a meaningful difference from Bhartiya's 3.5 km, and worth being upfront about. What Embassy Knowledge Park offers instead is the IVC Road tech corridor — Prestige Tech Cloud at 7.6 km, L&T Tech Park and Ecopolis on the same road — which suits IT professionals more than aviation workers. If your daily destination is a tech park rather than the terminal, the 15 km figure matters less than it looks on paper.

Embassy Knowledge Park being pre-RERA isn't unusual at this stage, but it does mean you're making an earlier commitment with less formal protection in place. Nikoo Garden Estate suits you if airport proximity is your top filter, you want RERA already in place before booking, you prefer metro access now rather than proposed, or you're looking at a slightly earlier possession in 2030. Bhartiya is a credible developer — their Nikoo Homes projects in North Bangalore have delivered — but they don't have the same level of brand recognition as Embassy Group in this specific corridor.
Frankly, if you're an end-user buying a 3 BHK apartment and price is your primary comparison point, there's almost no difference between these two on the headline number — ₹1.95 Cr versus ₹1.96 Cr for similar-sized units.
